Name the change you want.

Before choosing the next development, finish this sentence: ‘The move would be worthwhile if…’ Your answer might be a shorter school run, a different neighbourhood, more room or a home that better suits the years ahead.

That answer gives the shortlist a purpose. It also makes it easier to notice when an exciting property is drawing you away from the reason you wanted to move.

Put your current home into the picture.

If you own a property, the next purchase cannot be considered in isolation. What needs to happen with the home you already have? Are you planning a sale, and how would the timing connect?

Make a simple page with two columns: current home and next home. Add the questions under each, then draw the connections. You may find that timing is the issue to resolve before viewing more properties.

Work with confirmed information.

A hoped-for selling price is not a completed sale. A preliminary financing conversation is not the same as final confirmation. An expected completion date is not a personal moving appointment.

Think through an awkward week.

Imagine that one part of the move takes longer than expected. Where would you live? Which dates could move, and which would be difficult to change? Who else in the family would be affected?

You are not predicting a problem. You’re finding the parts of the plan that need flexibility. It is easier to discuss those questions before you have committed to a sequence.

Compare the everyday gain.

The new home may offer something you value, while also changing a journey, a routine or an ongoing commitment. Give both sides space in the discussion.

Ask each person involved what they hope will improve. An upgrade can mean different things within the same household. Hearing those answers early can make the eventual shortlist much more focused.
