Planning an upgrade · With Geraldine Inoue

Two homes.
One joined-up plan.

When you’re moving from a home you own to a home you want, the sale and purchase belong in the same conversation. Let’s look at the sequence before getting carried away with the shortlist.

Where we’ll start

What would make the move worthwhile?

An upgrade may mean more room, a different location, a condominium, or a home closer to the people and places that matter. Begin with the change you want to achieve, rather than assuming that the next property has to be bigger or more expensive.

We’ll look at your current home, intended next purchase and timing together. Eligibility, financing and transaction costs depend on your circumstances and the rules in force, so the plan needs current confirmation from the relevant professionals and authorities.

How I can help

Work through it,
one step at a time.

01

Write down the two timelines.

When could you sell your current home? When would you need the next one? Include any school dates, tenancy commitments or other practical constraints. A new development’s expected completion should not be treated as a fixed moving appointment.

02

Understand the resources available for the move.

A possible sale price is only one part of the picture. Ask your lender and advisers to work through your own obligations, available funds and purchase costs. I’ll help you gather the property details they need.

03

Discuss the order of events.

Selling first and buying first involve different practical considerations. We can map the questions for each option, including where you would live and how much flexibility you need if the timing changes.

04

Compare the gain with the compromises.

What will the next home improve, and what might become less convenient? Consider your regular journeys, household needs and the commitment over the period you expect to own it. A useful upgrade should make sense beyond the first viewing.

For our first conversation

A few things
to bring along.

Start with what you have. We can identify the missing pieces together.

  • Details of your existing property
  • The change you want the next home to make
  • Your intended moving window
  • Any HDB eligibility, financing or sale-timing questions

You may be wondering

A few common questions.

Can we look at new launches as well as resale homes?

Yes. We’ll compare them against your moving timeline and circumstances. A home under construction and a completed property can ask different things of your plans.

Do nearby HDB estates guarantee future demand for a condo?

No. They identify a possible buyer group to investigate. Timing, eligibility, finances and competing properties still need consideration.

Who confirms my HDB or financing eligibility?

Use HDB’s current guidance for the applicable housing requirements and your lender for financing. I can help organise the property information and questions, but those confirmations need to come from the appropriate party.
