Look beyond
the headline number.

A compelling property story deserves careful questions. I’ll help you examine the particular unit, the alternatives and the assumptions behind its possible appeal.

Where we’ll start

First, what do you want the property to do?

Your intended holding period and purpose give the discussion its shape. Are you considering a property for future personal use, rental income, or a combination of reasons? The answer affects what we need to investigate.

I approach the property comparison by separating evidence from assumptions. A nearby MRT station or an appealing neighbourhood may support a conversation about demand; neither establishes the right purchase price or guarantees an outcome.

How I can help

Work through it,
one step at a time.

01

Examine the entry point.

Compare the actual unit and total price with relevant alternatives. Ask which attributes explain a premium and whether those differences matter to the people who may rent or buy it later.

02

Describe the possible occupier.

Who might want to live here, and why? Think about the relevant employment areas, transport and nearby amenities. Treat this as a hypothesis to test against evidence, not an assurance that a tenant is waiting.

03

Ask about the full ownership commitment.

Discuss purchase costs, financing, maintenance and possible periods without rental income with the appropriate advisers. An attractive headline rent does not describe every cost an owner may face.

04

Consider the eventual buyer.

Look at competing homes and the reasons a future purchaser might choose this one. Keep space for changing market conditions and supply. The aim is to understand the assumptions, not to forecast a guaranteed resale result.

For our first conversation

A few things
to bring along.

Start with what you have. We can identify the missing pieces together.

  • Your objective and intended ownership period
  • The development and unit you’re assessing
  • The asking price or proposal you have received
  • The assumptions you would like to test

You may be wondering

A few common questions.

Can you guarantee a return or future buyer?

No. We can investigate the evidence and discuss the risks and alternatives. Future prices, rents and buyer demand remain uncertain.

Is a lower price per square foot always better?

No. Consider the total price, usable space, condition, tenure and other attributes alongside the comparison. A headline PSF can start a question; it does not settle it.

Where does property advice fit alongside financial advice?

I can help with property information and comparisons. Your financing, tax, legal and investment suitability questions should be considered with the appropriately qualified professionals.
